Most homebuyers assume their defect inspector will flag every fault. When it comes to electrical wiring, the reality is far more uneven — and the stakes are far higher.
When you collect the keys to your new home in Malaysia, a defect liability period (DLP) — typically 24 months under the Housing Development (Control and Licensing) Act 1966 — gives you the right to report and have defects rectified at the developer's expense. Most buyers hire a defect inspector to compile this list. The catch? There is no unified licensing body for home defect inspectors in Malaysia, and what counts as a "thorough electrical check" varies enormously from one inspector to the next.

A conscientious inspector will do far more than flick light switches. They should test every power socket with a socket tester to verify correct live, neutral, and earth connections; check that the distribution board (consumer unit or DB box) is properly labelled and that circuit breakers match the cable ratings; confirm the main earth bonding and any supplementary bonding in wet areas such as bathrooms and the kitchen. In older or budget construction, loose terminations inside junction boxes, mismatched wire colours, and undersized cables for air-conditioning circuits are among the most common findings — none of which are visible without opening cover plates.
Yet many inspectors stop at the surface: visible socket positions, cosmetic damage to cover plates, and whether the circuit breakers trip and reset. They may not carry a loop impedance tester or an insulation resistance tester. Without these instruments, hidden faults — degraded insulation from heat exposure, a floating earth, or an overloaded ring circuit — will go undetected. In Malaysia's hot and humid climate, these issues compound faster than in temperate countries, making thorough electrical inspection especially important.
What a thorough electrical check should include
- Socket outlet testing for correct polarity and earth continuity
- Distribution board labelling, cable sizing, and breaker ratings
- Main and supplementary earth bonding verification
- Insulation resistance testing on final circuits
- Air-conditioning isolator switches and dedicated circuit check
- Water heater earthing and residual current device (RCD) protection
- Kitchen and bathroom supplementary bonding confirmation
- All light fittings, fans, and outdoor point functionality
Before hiring an inspector, ask directly: do you carry a socket tester, insulation resistance tester, and loop impedance tester? Do you inspect the DB box internals? Will the report include electrical findings as a separate section with photographic evidence? If the answer to any of these is vague or negative, consider finding someone who can answer clearly — or engage a registered electrical engineer for a separate, dedicated electrical inspection under Suruhanjaya Tenaga (Energy Commission) guidelines.
The consequences of missing electrical defects are not merely inconvenient. Faulty earthing or degraded wiring is a leading cause of house fires in Malaysia. During the DLP, the developer is obligated to rectify defects — but only if they are reported. Once the 24-month window closes, remediation costs fall entirely on the homeowner. A thorough inspection now is among the most cost-effective decisions a new homebuyer can make.
The bottom line: do not assume electrical thoroughness is the default. Ask your inspector specific questions, review their checklist before engaging them, and treat electrical findings with the same seriousness as structural ones. In a Malaysian home, what you cannot see behind the walls can hurt you.
